Transfer of Equity of a freehold residential property without a mortgage or legal charge

Our fees cover all the work required to complete the transfer of your home, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.

Conveyancer’s fees and disbursements:

Legal fee (inc VAT): £480.00
Electronic money transfer fee: £36.00
SDLT return form fee: £60.00 (if necessary)
Disbursements are costs related to your matter that are payable to third parties, such as Land Registry fees. We handle the payment of the disbursements on your behalf to ensure a smoother process.

HM Land Registry fee

This depends on the value of your property. You can calculate the amount you will need to pay by using HMLR’s website.

Search fees

This depends on the location of your property and the requirements of your mortgage lender (if any). The total costs of a Local Authority Search, Water and Drainage Search and a Mining Search for the Wakefield Metropolitan District Council area is £142.06.

How long will my transaction take?

The average process takes between 2-4 weeks from receipt of your instructions.

It can be quicker or slower, depending on any conditions of your title and the cooperation of the outgoing party in the transfer.
